The company Vito Wine House has received approval for the construction of a winery in Danilovgrad, located in the Jelenak cadastral area. The winery will be built on a plot of land over 85,000 square meters, situated within the boundaries of the Rijeka Zete Nature Park, and is in the third protection zone. The facility will consist of a ground floor and one upper floor, with a total net area of 2,316.59 square meters, or 2,873.8 square meters gross.
In the conducted environmental impact assessment process, it was determined that the Environmental Impact Assessment report for the construction of the agro-industrial facility—the winery—was prepared in accordance with the Law on Environmental Impact Assessment and includes defined measures to prevent, reduce, or eliminate harmful environmental impacts. This was stated in the decision issued by the Environmental Protection Agency, granting approval for the realization of this investment.
The decision further stipulates that the investor must carry out the construction work in full compliance with the environmental protection measures outlined in the Environmental Impact Assessment report, particularly focusing on preventing, reducing, or eliminating harmful impacts during project execution, operation, and in case of accidents. Additionally, a monitoring program to track the project’s impact on the environment must be implemented.
Regarding the project itself, the building will be divided into three functional sections. It will include a fermentation hall with stainless steel tanks for the first phase of fermentation, a barrel hall where the wine will age for two years in oak barrels, and a wine storage warehouse.
The ground floor of the building will house the reception and tasting areas, processing and production sections, as well as a technical block. The entrance to the reception and tasting area will be on the north side of the building, where the main entrance to the property and parking area for employees and visitors will be located. The upper floor will contain three sections—tasting, administration, and a laboratory. The site will also include an outdoor parking area with capacity for 28 cars and 10 truck parking spaces.
According to the plans, by 2028, vineyards will be planted on 15 hectares of white grape varieties (Grenache Blanc, Chardonnay, Muscat Petits Grains, Grenache Gris, and Malvazija) and 5 hectares of red varieties (Grenache and Cabernet Franc). Additionally, the planting of 120,000 kg of white grapes and 40,000 kg of red grapes is planned.
The total projected production includes 75,000 liters of white and sparkling wine, 5,000 liters of rosé wine, and 20,000 liters of red wine. In terms of quantity, this equates to 100,000 bottles of white and sparkling wines, 6,600 bottles of rosé, and 26,700 bottles of red wine.
