Tivat, once a modest naval town, has transformed into the yachting capital of the Adriatic thanks to the monumental development of Porto Montenegro — one of Europe’s most prestigious marina–residential complexes. In less than two decades, Tivat has evolved from a quiet coastal settlement into Montenegro’s fastest-growing municipality, driven by luxury tourism, real estate investment, international residents and high-value services.
Porto Montenegro is the engine of this transformation. Originally built on the historic Arsenal naval shipyard, it is now a world-class marina accommodating some of the largest superyachts in the Mediterranean. The vision behind Porto Montenegro was not merely to create a marina, but to build an entire urban district — complete with luxury residences, boutiques, restaurants, hotels, a nautical academy, cultural venues and private clubs.
