The company Sunraf Plus from Budva plans to build a four-star hotel in Bečići. The hotel will have five floors and a total of 95 accommodation units, including 85 hotel rooms and 10 apartments.
This is outlined in the request for the decision on the need to create an Environmental Impact Assessment, submitted by the investor to the Environmental Protection Agency. The company has also been issued urban planning and technical conditions for the project.
According to the documentation, the design includes the construction of a 4-star hotel. The planned structure will have a basement, ground floor, and five additional floors.
The total capacity of the hotel will be 95 accommodation units. Of these, 85 will be hotel rooms, and 10 will be apartments, some of which can be converted into a mixed-use business model.
The facilities in the building are functionally distributed across the garage, basement, ground floor, and five floors. The main pedestrian entrance to the hotel area is covered. The reception is positioned to have a full view of the entrance hall and communication towards the accommodation and other hotel areas.
The construction will be carried out in two phases. The first phase includes the basement and underground floor, while the second phase covers the ground floor and five upper floors. The lowest basement level will be designed as a garage with a parking space for 12 cars, serving the hotel. The basement will also house technical rooms.
The underground floor will have parking spaces for 16 cars, as well as technical rooms, a laundry, drying, and ironing area, employee dressing rooms with wet areas, and more.
On the ground floor, there will be a lobby with a reception area, an aperitif bar, administrative offices, a restaurant with a kitchen and supporting rooms, and sanitary facilities. The main entrance to the hotel will be located in the central lobby area, with the reception, aperitif bar, and administration offices, as well as the restaurant with its kitchen and related facilities.
A part of the ground floor will be recessed and designated as an open, covered parking area with 8 parking spaces. This will give the hotel a total of 36 parking spots.
The hotel’s accommodation units with supporting amenities will be located on the above-ground floors. As already mentioned, the hotel will have 95 accommodation units, 85 of which will be hotel rooms, and 10 will be apartments.
The hotel rooms (single and double) will have an entrance hall, bathroom (bathtub, washbasin, WC), and a room furnished with a bed, wardrobe, desk, mini bar, and seating area, all according to the standards for this category. The apartments will be designed with a two-sided hallway system.
The hotel units will feature large glass surfaces. Ten of the accommodation units will be specially designed for people with disabilities.
