The Podgorica-based company, Rezident, plans to build a mixed-use residential and commercial building with an interesting triangular design. The building will consist of a ground floor and two upper floors, featuring 8 commercial spaces and 32 apartments. Given its triangular shape, a central atrium, a green space designed for future residents, is planned within the building.
The project has received approval from the Chief State Architect, and the conceptual design was created by the Biro 81000 office from Podgorica.
The mixed-use building will be constructed within the area of the Detailed Urban Plan (DUP) for Donja Gorica, specifically along the Cetinjskog Put corridor and the Southern Bypass, located in the Donja Gorica cadastral zone.
The total area of the urban parcel designated for construction is 3,231 m², while the total gross floor area of the planned building is 3,223.48 m². Vehicular and pedestrian access to the parcel will be from the southeast, using the existing road network that connects to Cetinjski put.
The building is designed as a free-standing structure with a ground floor and two upper floors (P+2). The building will have entrances from the northern side, and both entrances are highlighted by stairs or ramps for people with disabilities and covered with canopies.
On the ground floor, located towards the boulevard and the southeast and western sides, there will be various commercial spaces. These commercial spaces will have double-sided lighting and will be oriented towards the parking area and the quiet internal atrium. A total of 8 commercial spaces are planned. On the northern side of the building, a block of residential spaces will be located, consisting of four apartments. The entrance zone, with stairs and an elevator, will be situated around the central green atrium. A reception area (lobby) will be centrally located, between the two communication areas, and will be emphasized with a triple-vaulted ceiling. From the reception area, residents can access the atrium via a set of stairs, which will serve as a gathering space for the residents.
The first floor will be connected by internal stairs and an elevator to the ground floor. Around the central atrium, there will be a gallery hallway, providing access to apartments of various sizes. The first floor will consist of 14 apartments in total.
The second floor will also be connected by internal stairs and an elevator to the first floor. The organization of the second floor will mirror that of the first, with a gallery hallway around the central atrium, giving access to various apartments. This floor will also feature 14 apartments, meaning the building will have a total of 32 apartments, including 8 studio apartments, 16 one-bedroom apartments, 6 two-bedroom apartments, and 2 three-bedroom apartments. All apartments will be naturally lit and ventilated, with additional mechanical ventilation in the bathrooms, toilets, and kitchens.
Parking spaces will be provided above ground, arranged as parallel parking spots measuring 2.0 x 5.5 meters, on both sides of a one-way street. A total of 53 parking spots are planned.
The project also includes the development of green spaces with grass and tree plantings. The central theme of the project is the atrium in the middle of the building, which will be the focal point for the main communication areas. Pedestrian paths on the ground floor and the access to commercial spaces will be designed to maximize greenery on the parcel. Flower beds are planned along the building, and the perimeter fence will combine light metal infill with greenery, including live hedges.
