Budva-based companies R Hotels and Luss Investment are planning to build a five-star condo hotel along the coastline in Bečići. The project will consist of two blocks with a total area of nearly 40,000 square meters.
Block A will include underground levels, a ground floor, and 14 additional floors, while Block B will feature similar underground levels, a ground floor and 13 floors. Both blocks will have dedicated parking to manage traffic, with garage spaces located in underground levels -1 and mezzanine levels -1 and -2. There will also be bus parking on the second floor.
The ground floors of the buildings will host commercial spaces, while the first floor will feature a pension restaurant, and the second floor will serve as the reception area. Conference facilities are planned for the third floor, with the upper floors designated for tourist apartments.
A swimming pool is planned for the mezzanine between the two blocks, and significant green spaces will be incorporated into both the buildings and surrounding areas. Plans include greening certain floors and terraces, with a flat roof primarily intended for landscaping. The document specifies that flat roof terraces outside the main building dimensions will be converted into green roofs.
Although the option to sell individual apartments exists, the investor has decided to retain full ownership of the property. Approval has been obtained from the chief state architect for the complex, which includes Blocks A and B, and construction is scheduled to occur simultaneously for both blocks.
Investors have submitted a request to the Environmental Protection Agency to assess the need for an Environmental Impact Assessment. The document will be available for public review until October 8.
