The expansion of accommodation capacities in Budva continues, with plans for a new building in the Seoce neighborhood. The building will be divided into three blocks, containing 158 tourist apartments. Additional amenities are also planned, including a pool, a spa center, a gym, a restaurant and a beach bar.
The investment is backed by LD Gradnja, a company based in Nikšić, while the conceptual design of the building was created by Arhibox, also from Nikšić. The design has received approval from the chief state architect.
The construction site covers an area of 9,224.21 m2, while the total building area will be 16,601.81 m2.
The new tourist apartment building is planned within Block 4C of the Local Study of the Seoce Location – Phase I in Budva, located on the cadastral parcel of Prijevor.
The building will have multiple levels, including a basement, technical floor, lower ground floor, ground floor, seven upper floors, and one recessed top floor. The fifth floor of the building aligns with the northern traffic road, and from this perspective, the building will have four above-ground levels, preserving the visual outlook of neighboring properties. The primary features of the new building will be tourist apartment units, along with numerous additional amenities, including a pool, a spa center, a gym, a restaurant, and a beach bar.
The technical floor will house administrative and commercial spaces, such as the main entrance with a windbreak, reception area with supporting spaces for receptionists, offices and employee accommodation, security, a restaurant (with kitchen and terrace), restrooms, and a technical block (for building maintenance, laundry, and pool equipment).
The restaurant will also feature a kitchen with several areas for food preparation, including fine processing, thermal treatment of ingredients, dough processing, food storage, and a dishwashing area. The building will include storage rooms for food and a cold storage room. There will be a separate entrance for staff, along with changing rooms, sanitary facilities with showers, and a dining area.
The basement will feature sports and recreational facilities, including a “beach” with accompanying amenities such as showers, wellness areas, a gym, a beach bar, and a café.
From the first to the recessed floor, there will be 158 apartments of various sizes across the three blocks. The apartments will range from studio units to three-bedroom apartments.
The building will provide a total of 149 parking spaces, with 77 in an underground garage and 72 outdoor spaces on the plateau next to the building.
The roof of the building will be a non-accessible flat green roof with installations housed there.
According to the documentation, phased construction is not planned for the project.
