A residential-commercial building with a total area of nearly 5,000 square meters will be built in the Podgorica neighborhood of Zabjelo. The building will have a ground floor and three additional floors, with 36 apartments distributed across two wings, 18 in each. Additionally, 14 commercial spaces are planned for the building.
This can be seen in the conceptual design created by Smart Studio from Podgorica, which has been approved by the chief state architect. The investment is being backed by a group of private individuals.
According to the document, the exact location falls within the urban planning area Zabjelo 8, KO Podgorica III. The plot designated for construction covers 2,131.97 m2. The building will have a basement, ground floor, and three upper floors. The basement will house technical rooms, two bicycle storage rooms, and an underground garage with 28 parking spaces, four of which are designated for people with reduced mobility. In addition to the basement parking, there will be 24 parking spaces in front of the building, making a total of 52 vehicle parking spots.
The building itself is designed as a unified structure, but it is constructively divided into two wings, each with independent entrances.
The entire ground floor is designated for commercial use, with 14 commercial spaces. All commercial units are designed to have separate entrances from the exterior of the building.
The ground floor features two entrances, one for each wing (Wing A and Wing B). The building’s lobby will have a staircase, elevator, and rooms for bicycle storage and maintenance facilities. The first, second, and third floors are planned for residential units. The building will contain a total of 36 apartments, 18 in each wing. The apartments will vary in size, including studios, one-bedroom, two-bedroom, and three-bedroom units. The layout is identical in both wings, with the first floor featuring 1 one-bedroom, 1 three-bedroom, and 3 two-bedroom apartments. The second floor will have 2 one-bedroom, 2 two-bedroom, 1 three-bedroom, and 1 studio apartment. The third floor will contain 4 one-bedroom, 2 two-bedroom apartments, and 1 studio.
The total area of the building, including the basement, is 4,252.33 m2 net or 4,853.40 m2 gross.
Around the ground floor, pedestrian walkways and paved areas will provide access to the building. In front of the building, an internal two-way road will serve the parking area with 24 above-ground parking spots. Besides pedestrian and roadway spaces, the remaining open area of the plot will include green spaces, enhanced with suitable plant species for the region’s climate.
