A new 5-star hotel is planned for construction in Šušanj, Bar, featuring six luxury apartments with a total capacity for 16 guests. The building will include two underground levels (a fully buried basement and a semi-buried ground floor), a ground floor, and a recessed first floor.
The hotel will be situated on several undeveloped plots along the rocky Adriatic coast. It will offer a private guest garage, a modern gym, a restaurant with a professional kitchen and wine cellar, as well as technical and support facilities.
The ground floor will feature a spacious lobby, three luxury apartments, and an open courtyard with extensive greenery using native plants. The basement will house technical rooms, storage, a padel court, and kitchen support spaces. The semi-buried floor includes two apartments, gym, closed garage, and access to the padel court and landscaped outdoor areas.
The first recessed floor will hold the sixth luxury apartment, positioned discreetly to preserve the building’s integration with the natural terrain and minimize visual impact from the sea.
The hotel’s total net floor area will be approximately 2,198 m², with a gross floor area of 2,722 m², built on a 2,821 m² site.
