Luss Investment has received approval for the Environmental Impact Assessment (EIA) report for the construction of a 5-star hotel project – Block B in Bečići.
The EIA procedure confirmed that the report was prepared in accordance with the Law on Environmental Impact Assessment and includes measures to prevent, reduce, or mitigate negative environmental impacts.
The approval decision requires the project developer to carry out all construction activities in compliance with the environmental protection measures outlined in the EIA. These measures cover actions during construction, operation, and in the event of accidents, as well as a program for monitoring the project’s environmental impact.
The project involves a condo hotel located directly on the seafront, with two blocks totaling nearly 40,000 square meters. Block B will consist of underground floors, a ground floor, and 13 additional stories.
Parking facilities are included within the property, with underground garage spaces on levels -1 and mezzanines -1 and -2, while bus parking is planned on the second floor.
The ground floors of both blocks are planned for commercial spaces, the first floor will house a guest restaurant, and the second floor will feature the reception area. The third floor is designated for conference facilities, while the upper floors will provide tourist accommodation in apartments. A swimming pool is planned on the mezzanine level between the two buildings.
Approval for the hotel construction has also been granted by the Chief State Architect for both blocks A and B. Due to the size of the complex and the different ownership of the blocks, approvals were issued separately for each block, although construction is planned to proceed simultaneously as a single coordinated project.
