The arrival of Lidl in Montenegro has been discussed for several years, and the company has already purchased land in several Montenegrin cities. The first store is likely to open in the Zeta region, with construction planned in the Mahala neighborhood, covering more than 2,500 m2.
As previously reported by eKapija, the chief state architect has given approval for the conceptual design of Lidl’s building in this municipality. According to the document prepared by the Optimusproject studio, the location consists of several parcels with a total area of nearly 9,000 m2, which are part of the urban planning amendments for the Mahala area. Access to the site will be provided via the Adriatic Highway connecting Petrovac and Podgorica, as well as through a planned road on the other side of the parcel. The conceptual design for the sales-storage facility aligns with Lidl’s general business model and is a unified single-story structure adapted to local conditions and regulations. The company’s policy is to maintain similar branches wherever Lidl operates, with stores designed in a similar way.
The facility is designed according to its intended purpose—a sales and storage space. All functions are located on the ground floor, including the entrance, sales area, cash registers, bakery, chambers, warehouses, delivery area, staff spaces (changing rooms, toilets, office), server room, video surveillance, and technical rooms. A gallery is also included for the installation of climate chambers. The total net area of the facility is 2,236.56 m2, while the gross area is 2,583.96 m2. The green area on the site covers 2,164 m2, which accounts for 25% of the total parcel area.
Parking is provided on the premises, with 124 parking spaces, including 4 spaces for people with disabilities and 2 for pregnant women. Two spots are designated for electric vehicle charging stations. Part of the central parking area is covered by a canopy.
It was previously announced by the President of the Zeta Municipality, Mihailo Asanović, that Lidl purchased land and plans to build a retail store and logistics center in Zeta. Lidl also plans to open a store in Bijelo Polje, and urban planning and technical conditions have already been approved for this investment.
To date, Lidl has purchased several parcels in Montenegro. In Podgorica, the company bought 13,200 square meters of land that previously belonged to the former Radoje Dakić factory, and 14,000 square meters behind the RTCG building. There are also plans to acquire land in Nikšić, with three potential locations mentioned. Lidl has purchased the former administration building of the Bauxite Mine from Roaming Montenegro, and plans to buy land within the Sunčani Grad complex. The gymnasium yard is also considered a potential location. In late 2023, Lidl also acquired land in Berane.
