The company LD Group from Nikšić is planning to construct a mixed-use residential and commercial building in the center of Kolašin. The building, with a total area of 3,715.23 m², will be divided into two sections (lamellas) and will include commercial spaces, apartments and business apartments.
This is outlined in the conceptual design developed by the Symmetria studio from Podgorica, which has been approved by the chief state architect.
According to the document, two buildings with a simple and compact primary form are planned at the location, situated on a shared base that includes underground floors. The total building height will be S+Pv+3+Pk (basement, ground floor, three upper floors, and attic). While the building is divided into two sections, it is designed to function as a single architectural and structural unit. Technical and service spaces will be located in both basement levels, including installation rooms, service areas, auxiliary spaces for garage functions, etc. The garage will provide 36 parking spaces.
The entire ground floor is planned to include business and commercial spaces for central activities.
- The main concept includes two large commercial spaces, which can be divided into smaller units if needed. Any such division will need to align with the building’s primary structural elements, as clarified in the plan.
The upper residential floors will be connected to the ground floor by vertical communications—stairs and high-capacity lifts.
The first upper floor will feature residential units in Lamella A and business apartments with administrative space in Lamella B.
The second and third upper floors will be identical, with a typical layout of residential units.
The fourth residential floor, located in the attic, will include apartments with galleries. These attic spaces will be used to expand the living areas, creating galleries within individual apartments, within the allowed gross floor area, without disrupting the predefined floor plan or the concept of shared horizontal and vertical communications, in compliance with applicable regulations.
The ground floor will include three business spaces in Lamella A and four in Lamella B.
On the first floor of Lamella A, two apartments are planned: one two-bedroom and one three-bedroom. In Lamella B, one business space and five business apartments are planned—three one-bedroom and two two-bedroom.
The second floor of Lamella A will also contain two apartments: one two-bedroom and one three-bedroom. In Lamella B, six apartments are planned—three one-bedroom and three two-bedroom.
The third floor of Lamella A will have one two-bedroom and one three-bedroom apartment, while Lamella B will include three one-bedroom and three two-bedroom apartments.
In the attic of Lamella A, three duplex apartments are planned: two two-bedroom and one three-bedroom. Lamella B will have six duplex apartments on the same floor—five two-bedroom and one three-bedroom.
The gallery level will feature three duplex apartments in Lamella A: two two-bedroom and one three-bedroom. In Lamella B, five duplex apartments will be located on the gallery floor: four two-bedroom and one three-bedroom.
The project also includes an adequate number of residential units that can be easily adapted for people with reduced mobility or disabilities, ensuring independent living. The building design includes appropriately sized corridors, lifts, and designated parking spaces for people with disabilities.
This mixed-use residential and commercial project aims to meet the needs of both local residents and visitors, while ensuring accessibility and promoting modern living standards.
