KPM Limited is advancing its plan to build a five-star tourist resort in the Krimovica area of Kotor, having obtained approval from the chief state architect and now applying for an environmental permit.
The investor has submitted a request to the Environmental Protection Agency to assess the need for an environmental impact study.
The resort will be developed on two sites covering over 168,000 m² and will include a hotel complex, branded apartments, branded villas, and tourist apartments.
The project consists of two functional units: a main (central) building and dependences. The main building will house the hotel complex and branded tourist apartments, while the dependences will include branded villas and additional tourist apartments.
The hotel will feature 83 rooms, 29 suites (28 junior and 1 presidential), and 26 apartments, totaling 138 accommodation units with 300 beds. The branded tourist apartments will offer 91 units with 262 beds.
There will be 39 branded villas providing 218 beds, and 86 tourist apartments with 228 beds on the construction site.
Overall, the complex will offer 354 accommodation units with a total of 1,008 beds.
Amenities will include two à la carte restaurants and a spa area spread over two buildings, featuring one indoor and two outdoor pools, a gym, a wellness center with a spa garden, and spa pavilions.
The branded apartments zone will be arranged in 10 individual buildings with varying floor levels, totaling 91 units.
The branded villas zone will be located at the southern end of the site in an isolated area reserved exclusively for residents. It will consist of 39 luxury villas of different sizes—four-bedroom, three-bedroom, and two-bedroom—each designed to ensure privacy, sea views, and adequate outdoor space.
Tourist apartments will be distributed across seven residential buildings centered around a shared facility with a pool, garage, rooftop sports area including tennis courts, an outdoor gym, and a meditation space. There will be 86 apartments in total, categorized as studio, one-bedroom, and two-bedroom units.
The project is planned to be developed in five phases.
