The Podgorica-based company Euromont Gradnja plans to build a mixed-use residential and commercial complex covering nearly 18,000 square meters, consisting of 138 apartments and 49 commercial units. The development will be located in the Donja Gorica neighborhood, near the Cetinje Road and the Southern Bypass.
According to the conceptual design prepared by the Crta architectural studio and approved by the Chief State Architect, the complex will comprise three separate buildings (lamellas), featuring a basement, ground floor, and three above-ground floors. Each building will have its own entrance, stairway, and two elevators. A passageway will connect lamellas A and B.
The design emphasizes the use of high-quality materials to ensure greater comfort and aesthetic appeal, in line with the prescribed urban planning requirements.
The project will include 49 commercial units on the ground floor and 138 residential units on the upper floors. The complex is designed as a semi-open block, with an open section facing a nearby roundabout. Within the block, there will be a children’s playground, equipped with seating and green recreational areas.
In terms of apartment structure, each of the three residential floors will contain 12 studios, 27 one-bedroom apartments, two one-and-a-half-bedroom units, two two-bedroom, and three three-bedroom apartments—making a total of 36 studios, 81 one-bedroom, six one-and-a-half-bedroom, six two-bedroom, and nine three-bedroom units.
Parking for the commercial units will be provided on the northeast side within the landscaped area, while residential parking will primarily be located underground. The project includes a total of 188 parking spaces, with 148 in the underground garage and 40 on the surface level.
The total net floor area of the building will be 15,865.49 square meters, while the gross floor area will reach 17,793.20 square meters.
