The Carine company is planning the construction of a new five-star hotel complex in Baošići. This project will consist of five buildings, with an estimated value of around EUR 100 million, as previously stated by the company. According to announcements, the hotel could welcome its first guests in 2027.
The area where the hotel is being built covers about 28,000 square meters, while the maximum gross building area of the structures is close to 54,000 square meters.
As mentioned earlier, the hotel in Baošići will consist of five buildings, which cascade down and adapt to the terrain configuration, all interconnected with warm connections in the basement or ground floor levels. The maximum allowed height of the buildings includes an underground part, a ground floor, and six floors.
Building A will have three underground levels, a basement, a ground floor, and five floors. Building B will have an underground level, a basement, and a ground floor. Building C will have two underground levels, a basement, a ground floor, and five floors. Building D will have an underground level, a ground floor, and six floors, while Building E will have two underground levels, a basement, a ground floor, and five floors. Buildings C and E are separated and divided for structural reasons.
The complex is designed in a way that all buildings act as a single unit, with a green park area between the buildings that enhances the quality of this space.
The entrance hall with a reception, foyer, and aperitif bar is organized on the ground floor near the hotel entrance, while the basement is designated for economic, technical, and hotel hospitality services. The sections closer to the beach will house pools with accompanying amenities, as well as public hospitality areas open to the sea and accessible from the promenade.
The underground level will feature garages with 358 parking spaces, an additional 75 parking spaces on the parcels, and 11 parking spaces for buses.
The accommodation units are planned on the upper floors, with a total of 632 units – rooms and apartments, providing 710 beds. Additionally, the hotel will offer meeting rooms, a gym, a spa, and wellness zones. The outdoor areas will be paved and greened, with an outdoor pool on the south side featuring designed beaches that resemble the Bay of Kotor. The public hospitality areas with a large restaurant terrace on the south side of the location will be accessible not only to hotel guests but also to other visitors, tourists, and locals.
All buildings will have access for users with reduced mobility.
The main vehicular access will use a newly planned side road as per urban planning conditions. A temporary traffic connection is planned from the main highway. This entrance would contribute to the overall appearance of the access to the complex, resembling more of a pedestrian zone that opens towards the hotel and creates a better visual from the street. The investor has submitted a request to the Environmental Protection Agency for a decision on the need to draft an Environmental Impact Assessment. The document is open for public inspection until July 22.
Previously, the director of Carine, Čedomir Popović, stated that they plan to build a hotel in Baošići with a capacity of between 700 and 800 rooms, valued at EUR 100 million. As he mentioned in April for RTHN, preparatory works are underway, and the plan is for this hotel to welcome its first guests in three years, specifically in 2027.
He also mentioned that Carine is preparing a significant investment in Đenovići – a resort that will also have five stars and will cover an area of about 70,000 square meters.
