ALK Montenegro, in collaboration with Higijena from Podgorica, plans to construct a modern residential and commercial building in the capital. The project will cover nearly 15,000 square meters and include a market with accompanying services, a business center, a restaurant, luxury apartments with amenities like a swimming pool and spa center, and a multi-story parking garage.
The conceptual design, created by AIM studio, has been approved by the chief state architect. The building will be located within the Nova Varoš urban development plan (KO Podgorica II), on a plot of land measuring 5,942 square meters.
The urban plot is bordered on the west by Vaka Đurovića Street, a two-way street with two traffic lanes, which is planned for reconstruction into a boulevard with five lanes. Existing buildings on the site, used by AD Higijena Podgorica, will be demolished to make room for the new development, leaving most of the urban plot level despite the surrounding area being sloped.
The building will be divided into several functional zones: a retail area (market and related services), business spaces (business center and restaurant), luxury housing, and a multi-story parking garage. The design includes various luxury amenities, including a pool, spa center, and a children’s playroom for residents.
The ground floor will primarily house the market, with additional retail services such as a tobacco shop, bank, and pharmacy. The basement level will also include market space, connected to the main lobby via elevators. The first floor will feature business spaces, which are directly accessible via elevators from the ground floor lobby.
The building will have 65 apartments of various sizes, ranging from one-bedroom units (60 to 100 m²) to five-bedroom penthouses (over 400 m²). The apartments are designed with luxury and comfort in mind, especially those in prime locations offering the best views. The apartments will be organized around three vertical cores, each with elevators and stairwells.
On the second floor, a restaurant with a bar, café, and separate meeting room will be available. The floor will also feature a spa center and a children’s playroom. The residents will have access to a 32.5m x 5.5m swimming pool with a terrace and sunbeds, designed in an area offering the best views of the city, the Millennium Bridge, and the Morača River.
A shared public space, envisioned as a Mediterranean garden, will be located in the center of the complex, surrounded by large green areas with cypress trees and shrubs.
The parking will be provided in a four-level underground garage with 290 spaces, including 16 reserved for people with reduced mobility. No surface parking will be available on the urban plot.
The building is designed with functional divisions, ensuring privacy and comfort for residents. Public spaces, including the market and business areas, are located along Vaka Đurovića Street, while the parking garage is positioned behind the plot. Residential and related amenities are located on higher floors, away from the street, to provide more intimacy and comfort for residents.
The design ensures that the building’s volume fits harmoniously with the surrounding environment, with cascading floors to minimize its impact. The terraces, surrounded by Mediterranean greenery, maximize the comfort of outdoor spaces for residents, especially in the prime apartments, which offer an experience akin to living in a private house with a garden.
The project aims to create a luxurious living and working environment in the heart of Podgorica, with a focus on comfort, privacy, and integration into the urban landscape.
