Adriatic Properties will resume construction of the Janu-Kraljičina plaža hotel complex in Miločer, restarting the coastal tourism project after a five-year suspension. Construction will continue under the existing building permit following a settlement between Adriatic Properties and the Montenegrin government. The project had been suspended during a broader dispute concerning the Sveti Stefan resort, including beach access and the contractual relationship between the investor and the state.
The approved complex comprises 126 accommodation units, including 63 hotel rooms and 63 apartments, with total capacity of 262 beds. The plans also provide for 137 underground parking spaces. Adriatic Properties has stated that the apartments will remain part of the hotel operating model and will not be developed as separate residential units outside the approved project. The hotel is planned to operate under Janu, a hospitality brand affiliated with Aman.
Completion of the project would increase the accommodation capacity of the wider Sveti Stefan resort from 58 to 184 rooms and units, according to Adriatic Properties. The additional capacity would extend the resort beyond the historic Sveti Stefan island and Villa Miločer. The resort reopened following the settlement after remaining closed during much of the dispute. The construction restart represents the next stage of the investment programme.
Adriatic Properties has not disclosed a revised total investment value or completion date for the project. The development is located in the Sveti Stefan, Miločer and Kraljičina plaža area. The company has said the project will remain within the existing permit and its approved footprint. The project is situated in a coastal zone of high environmental and cultural sensitivity, while its development remains connected to issues including construction density, public beach access, landscape protection and the relationship between hotel development and public space. The planned restart is expected to advance the project under the existing approval and integrate the new complex into the wider Sveti Stefan resort.
