State-owned Monteput has selected Jugopetrol’s offer in a tender for the long-term lease of state property and construction of a gas station at the Gornje Mrke rest area on the Smokovac-Mateševo highway.
The gas station is planned to be located on the left side of the highway, while the private company was also selected last June for the same job on the right side, as reported by Vijesti.
This is the third official tender, which ran from December of last year to April 17.
The gas station, along with supporting services, will be built on a plot of land covering 6,030 square meters, and the land will be leased for 25 years at a minimum annual rent of EUR 60,300.
“The decision on the selection was made on April 17, based on the report from the Tender Committee after assessing and evaluating the received offers. Jugopetrol’s offer was the only formally valid one and was rated with the maximum 100 points. A lease agreement will be signed with the selected bidder within 90 days from the opening of the offers, i.e., by April 17. Jugopetrol has proposed a long-term lease for a period of 25 years, with the obligation to invest in the construction of the gas station and associated services in accordance with urban and technical conditions,” Monteput told Vijesti.
Monteput initially issued separate tenders for two gas stations in Gornje Mrke in September 2023, but there were no offers. A new tender was issued at the end of December that year, but no bids were received for the station on the left side, causing the public call to expire on February 26, 2024.
After nine months, Monteput issued a third tender in December 2024, which ran until mid-March but was extended until April 17 at Jugopetrol’s request.
According to the Detailed Spatial Plan for the Bar–Boljare highway, the gas station will have a maximum of one ground floor and an upper floor. The building will include a larger public water fountain, a public restroom, a first aid service, an information desk with official and public phones, a spare parts and equipment store, a tourist information point, and an indoor café with a terrace.
Jugopetrol’s offer scored a perfect 100 points, with the lease agreement to be signed within three months.
Jugopetrol has already leased land and a gas station on the right side of the highway section for 25 years, with a minimum annual fee of EUR 66,760, plus a one-cent fee for every liter of fuel sold at that station.
The company recently requested the Environmental Protection Agency to determine whether an environmental impact assessment is needed for the construction of the facility.
